Market Trends From Around The Sound: Q2-2023

Building upon the Q1-2023 data, the present Western Washington real estate market maintains its cooler demeanor compared to the same period last year. The impacts of inflation and rising interest rates continue to exert a moderating influence on the market. The unprecedented surge witnessed in early 2022 has now transitioned into a more stable environment, marked by a decrease in frenzy. While it remains a seller’s market, buyers are adopting a more measured approach, taking additional time to deliberate their decisions. Although the average months of inventory did increase from the low 0.9 months of Q2-2022 to 1.5 months in Q2-2023, this average still signifies a seller’s market. This further indicates that the slower market pace we saw towards the latter half of 2022 and continuing throughout this year has had an effect, but still has not turned buyers away from their Bainbridge Island home searches.

Kitsap County   |   Single-Family Homes 

(Excluding Bainbridge IslandAlthough fewer sellers and buyers entered the market, those that did decide to proceed with their real estate goals sold and purchased at similar price points to last year. The median sales price for Q2-2023 was down 4.6% to $525,000 and the average price per square foot was down 6.5% to $283.

Seattle’s single-family residence market saw an overall decline in price, demand, and listings. Still, none of these declines were significantly concerning, especially considering the overall state of the region’s and nation’s market compared to last year’s second quarter.

Inventory sat on the market significantly longer at an average of 21 days in contrast to Q2-2022’s average of seven days, with the number of homes sold down 32% year over year, further indicating the dip in demand.

Demand for this coveted Eastside location is constant, although buyers are considering their home-purchasing decisions for over four times as long as last year; homes were on the market in Q2-2023 for an average of 31 days versus seven days during Q2-2022.

Seattle   |   Condominiums 

Even with the smaller amount of supply, it appears that demand is also at a low, with inventory sitting on the market for an average of 32 days. However, the median sales price increased by 6.52% to $539,000, proving that interested buyers are still willing to pay for the desirable in-city, lock-and-leave lifestyle that Seattle condominiums offer.

On average, homes were on the market almost three times longer than in Q2-2022. While the home inventory and price per square foot decreased since this time last year, it remains a seller’s market with months of inventory at 1.3, the same as 2022.

There was minimal change year-over-year in Pierce County’s median sales price and average price per square foot. The median sales price dropped 6.3% to $539,000, and the average price per square foot dropped 5.8% to $295 per square foot in Q2-2023.

Fewer homes sold year over year, and fewer homes were listed, showing that although there was minimal change in property values, there was a substantial change in solely the number of buyers and sellers who chose to participate in the market in Q2-2023.

Skagit County experienced the most nominal change in the median sales price and average price per square foot of all the regions we’ve analyzed in our report. Given the significant market shift over the past year, this is no small feat.

Although sellers have had to adjust expectations on how quickly their home will sell, compared to last year’s second quarter, there was a very minimal decrease in the median sales price, down just 2.9% to $573,000which meant brokers armed with a competitive pricing strategy were successful in selling their client’s property for a great price within a reasonable timeframe.

Whatcom County’s market experienced a year-over-year decrease in median sales price from $648,000 in 2022 to $600,000 in Q2-2023. However, compared to Q2-2021’s median sales price of $545,000, the decrease seems to be more of a correction than a sign of dwindling interest in buying in the northwestern county.

It’s summer in the Pacific Northwest and with the longer days comes the chance to revel in our coastal, saltwater, and freshwater gems, from the San Juan Islands to Lake Washington. If you are hearing the water’s siren call, these interior design tips and suggestions will help you make the most of your indoor/outdoor living space, while keeping in mind the nature that surrounds it.

Let Nature Be Your Artwork

Consider a neutral palette for both a clean, fresh look, and to let the view out your windows take center stage. Add in gauzy, simple curtains to soften the space. Crisp white is especially appealing for lake houses, really letting the water be the star and highlighting other nautical décor you’d like to weave into the space. Light blues, greys, greens, and tans, complemented by whimsical textured wallpaper in places, can also give the home a coastal vibe. Go a step farther and install pocket sliding doors so you can open right up to a fresh-air view.

Select Sturdy Furnishings 

Be mindful of sandy, saltwater-soaked footwear and wet outerwear. Outdoor furnishings and interior “mudrooms” where items can be properly dried and stowed will go a long way toward maintaining the beauty of your home, while also capitalizing on the indoor/outdoor lifestyle it allows. As with other spaces in the home, stick with a neutral or nature-inspired color palette. 

Bring in the Light

We already know how dark and dreary the winter months in the PNW can be. Then again, storm watching can be addicting, and with the right interior design, they can feel downright cozy as the elements rage outside. For that Hygge feel, consider skylights to flood the space with light in the summer, and to hear the pitter-patter of raindrops above as you curl up by the roaring fireplace in the winter. Use a white or light gray ceiling paint to further lighten up the interior space. High ceilings also go a long way to allowing in the natural light.

Work With What You Have

Use what your waterfront home already has to offer, whether that’s wood beams, brick flooring, or built-in cabinetry. A fresh coat of light paint can liven up the space, and floors can be refinished to update the look–consider a light driftwood gray or whitewashed wood flooring for a classic lake house appeal. Prefer a more rustic feel to a lakefront home? Consider darker, more woodsy color hues for kitchen islands, walls, trim, and cabinets. 

Create a Primary Bedroom Oasis

Create a vacation hideaway at home with soothing color palettes (soft gray or light blue and white, for example). Select soft linen draperies to allow in the light while being mindful of privacy, particularly in ensuite bathrooms. If you prefer a farmhouse vibe, consider an iron canopy bed set on a braided-jute rug, linen sheets, a refinished nightstand, a slipcovered headboard, and, in this case, more plush curtains.

Of course, so much of the appeal of waterfront living is the chance to enjoy life outdoors as much as possible. Use your dens, sunrooms, porches, decks, and other indoor-outdoor spaces as extensions of your home’s livable space. Choose furniture made of natural fibers, add rugs to warm up the area, select discreet lighting, and include potted plants and you’ll have an alfresco room everyone will want to hang out in.

Market Trends From Around The Sound: Q1-2023

If you’ve seen the headlines, you already know—inflation and rising interest rates cooled the market in the latter half of 2022. That slow pace carried into the first quarter of the year, and while the headlines might suggest the housing market has been in a slump, many areas have simply not seen the rocketing (and in many cases, unsustainable,) growth that marked the pandemic-era housing boom. As a result, the median sold price for single-family homes stayed relatively flat year-over-year. Many experts have suggested that Q1 saw the bottom of housing prices, however, if you’re working with a Realogics Sotheby’s International Realty global real estate advisor, their expertise in selling and buying will assure you the best results possible in today’s market.

Sales prices did drop to a median of $1.18 million from Q1-2022’s $1.352 million, but they’re still slightly higher than they were in Q1-2021.

Listings for sale may sit on the market for nearly two months on average, and while that not be the ideal scenario for sellers, there continued to be limited inventory, just 1.9 months, meaning that while buyer activity had slowed, the primary advantage continued to be in the seller’s court.

Pleasant Beach Village and the Historic Lynwood Theatre are pleased to announce the Bainbridge Island Saint Patricks Festival, a three day celebration of music, drink, and food! The festival features the world class talent of the dynamic celtic group, the Gothard Sisters performing at the iconic Lynwood Theatre, the rocking tones of Seastar, and the stellar stylings of Nashville songstress Kara Hesse who will be playing at the Manor House. Whiskey flights, Gin sampling, and specialty cocktails will be provided over the course of the festival by Southern Glazers and American Northwest Beverage Distributors.

March 17, 8 – 10:30pm | BI Recreation Center Teen Night

The Bainbridge Island Recreation Center will host a 2.5-hour event for local high school-age teens only! The gym will be open for basketball, volleyball, pickleball, ping-pong, and tennis. Other activities may include laser tag, giant human soccer games, and cornhole. For a more relaxed evening, enjoy a snack while creating some art in the Teen Night studio, and play cards or board games with friends, old and new!
